Features and Benefits of PMAY Scheme:
- Subsidized Interest Rate: The PMAY Scheme offers a subsidy interest rate of 6.50% per annum on housing loans for a period of 20 years to all eligible beneficiaries.
- Preference for Differently Abled and Senior Citizens: The allocation of ground floors in housing projects is given preference to differently abled individuals and senior citizens, ensuring their accessibility and convenience.
- Sustainable Construction Practices: The PMAY Scheme promotes the use of sustainable and eco-friendly technologies for construction, contributing to environmental conservation and energy efficiency.
- Comprehensive Coverage: The scheme covers all urban areas in the country, including 4041 statutory towns, with a priority given to the first 500 Class I cities. The implementation is planned in three phases.

Furthermore, individuals belonging to Scheduled Castes (SC), Scheduled Tribes (ST), Other Backward Classes (OBC), as well as women from the Economically Weaker Sections (EWS) and Lower Income Groups (LIG) are also eligible for the PMAY scheme.
Identification and Selection of Beneficiaries under PMAY:
- The Pradhan Mantri Awas Yojana (PMAY) – Urban scheme primarily addresses the housing needs of the urban poor. It also caters to the housing requirements of slum dwellers residing in congested slum areas with inadequate infrastructure, poor sanitation, and limited access to drinking facilities.
- The beneficiaries of PMAY-U primarily include Middle-Income Groups (MIGs), Low-Income Groups (LIGs), and Economically Weaker Sections (EWS).
- While beneficiaries from the EWS category are eligible for complete assistance under the scheme, beneficiaries from LIG and MIG categories are eligible only for the Credit Linked Subsidy Scheme (CLSS) under PMAY.
- To be recognized as an LIG or EWS beneficiary under the scheme, applicants are required to submit an income proof affidavit to the relevant authority.

Types of PMAY Scheme:
The Pradhan Mantri Awas Yojana (PMAY) scheme consists of two sub-sections, categorized based on the areas they focus on:
- Pradhan Mantri Awas Yojana Gramin (PMAY-G): Formerly known as the Indira Awas Yojana, PMAY-G was renamed in 2016. This scheme aims to provide affordable and accessible housing units to eligible beneficiaries in rural regions of India, excluding Chandigarh and Delhi. Under this scheme, the Government of India and respective state governments share the development cost of housing units in a ratio of 60:40 for plain regions and 90:10 for North-Eastern and hilly regions.
- Pradhan Mantri Awas Yojana Urban (PMAY-U): As the name suggests, PMAY-U focuses on urban areas in India. Currently, there are 4,331 towns and cities listed under this scheme. The scheme operates in three phases:
Phase 1: From April 2015 to March 2017, the government aimed to cover 100 cities across the country in different states and Union Territories.
Phase 2: From April 2017 to March 2019, the government aimed to cover an additional 200 cities across the country in different states and Union Territories.
Phase 3: The government targets to cover cities that were left out in Phases 1 and 2, with the aim of achieving the target by the end of December 2024.

How to Get PMAY Interest Subsidy?
- Apply for a home loan from a listed lending institution, specifying your eligibility for the subsidy.
- The lending institution will review your application and, if eligible, forward it to the Central Nodal Agency.
- After verification and approval, the Central Nodal Agency will disburse the subsidy amount to the lending institution.
- The lending institution will then credit the subsidy amount to your account, reducing your total loan amount.
- You can continue paying EMIs towards the remaining loan balance.
How to Transfer PMAY Subsidy to the Borrower’s Bank?
The bank providing the loan will claim the subsidy benefit from the National Housing Bank (NHB) on behalf of eligible applicants. The NHB will verify multiple applications under the scheme. Once confirmed, the subsidy amount will be given to the borrower’s bank, which will then credit the funds directly to the loan account.
PMAY Loan Eligibility:
The government will use the Socio-Economic and Caste Census of 2011 (SECC 2011) to identify and select PMAY beneficiaries. Village panchayats and tehsils will be consulted to ensure transparency and provide aid to deserving individuals under the rural housing scheme.
